If the price of your home is too high these things could happen:

  • Buyers may not see your home, because it would be out of their price range.
  • Real estate agents will not look at your home. 
  • It will stay on the market without selling, and become labeled as defective, making buyers wonder, why it has not sold. When your home is overpriced to start with, you will have to reduce the price, and you may get less than if it had been properly priced at the start.

  • Current Listings Active listings of homes currently for sale. These listings matter only to the extent that they are your competition for buyers. They do not prove market value because sellers can ask whatever they want for their home. But these do show us what the asking price trend is in your area. 
  • Sold Listings closed and awaiting close (sold under contract that have not yet closed) Homes that have sold recently are our comparable sales that show us market value.
  • Former listings Off-Market / Withdrawn / Canceled These are properties that were taken off the market for a variety of reasons. Usually because the owners realize they cannot get the price they want so they will wait until they can when the market goes up. But there are many other reasons. 
  • Expired Listings This group is often homes that did not sell and were probably unreasonably priced. Listings also expire because they were not properly marketed or because the home was in need of repairs.

WHAT THINGS TO LOOK FOR in comparable homes (ones most closely resembling your home)  

  •  Location - The same neighborhood even same street. 
  • Similar size - Based on square footage of lot, of home.
  • Similar amenities upgrades & condition - The value of your home will differ from other homes that have upgrades that your home lacks. A home with a swimming pool will have a different value than a home without a pool. 
  • Similar year built - The age of your home should be within a few years of other comparable homes.
