When you meet with Chris for the listing
This meeting is when you as a home owner, actually interview Chris, to see if you wish to hire him as your seller's agent. If it is possible, all owners and decision makers ought to be present for this meeting. This is the time when you should have some written set of questions for me. Questions about myself as a real estate professional, and questions about the selling of your home. This meeting can be at one of Chris's offices or at your home.
When you choose Chris as your agent, he will as soon as possible, inspect your home to collect the data about your home. This will take about an hour and will involve measuring rooms and filling out an MLS form that describes your home. This data will also be used by Chris to do necessary research about possible selling price range for the home.
In these initial meetings, Chris will have a few things to discuss with you. What is the price range you were thinking about for listing your home? How much is needed to pay off your current mortgage loans? Why do you want to sell? When do you need to sell? Will you be living in the home while it is being marketed? Will you be buying another home at the same time you are selling? Where will this be?
Chris truly cares about his clients
As your Seller's Agent, Chris works for you, and only you; not the buyer. You are his client not his customer. Chris is not a magician. He does not have a disappearing act. Some agents may contact you occasionally, when you call and leave a message you may get a return call when they are in between appointments. Chris is available for you seven days a week. He is personnaly familiar with your property and your case file and can answer questions immediately via his mobile phone.
Chris calls you after each showing of you home. He monitors showings and request feedback about your home from the showing agent. He gives you a written report every two weeks on the status of the selling effort. This will include copies of ads, flyers, etc. You are not left in the dark by Chris and the team.
Some agents place your home listing in the Multiple Listing Service computer and then wait for someone to bring them a buyer. Chris is constantly monitoring your property marketing program to be sure it is in tip top shape. Perhaps additional staging of the home, or expanding the home's description in the computer, or adjusting the advertised price and terms. Chris is always trying to give your home maximum exposure to local, regional, national, and international buyers.
Some agents price your home too high in order to get you to give them the listing. Then this agent doesn't stand behind the price very long, eventually relying on big price reductions in order to sell your home. Chris strives to work with you in pricing your home correctly from the star. Buyers are precious and overpriced homes drive them to other prospects. Chris pays close attention to feedback from those who checked out your home, and recommend adjustments in price on your home only if it will really help matters.
