What is important to you in selling your home?
Selling Price: Chris has complete access to the computer data bases for both Lee county and Collier county real estate boards and public records. He has special computer programs that will provide much data that we can use to figure out an appropriate price. Chris as your seller's agent will spend plenty of time to research this important decision.
Speed of Sale: There is a connection between Price and Speed of selling your home. When an owner must sell very quickly, then a reduced price below market value may e called for. If the owner can wait, then the home's price can be set at market value. Then the time it will take to sell, depends on doing other things correctly.
These things are properly fixing the home up, not being priced above market value, properly posting the home in MLS so it will pop up when buyers are computer searching, and honestly evaluating all offers tendered. Chris as your seller's agent will help you in every way possible to have all these things done and done correctly.
Terms (possession date, special circumstances): When we are deciding on price, we will also discuss Terms. Terms are just about as important as price. The offer contract that a buyer will present to you will lay out a set of terms. Some are standard (such as home inspection) and most all contracts will have these, and others may be unique (such as remove pond, which Chris had last year).
Chris as your seller's agent will discuss with you all of the standard terms and non standard terms that we can anticipate, and we will write down what you can and cannot accept. Since price and terms are the focus of contract offers and counter offers, it is best to have open and honest discussions about these at the beginning.
