SELLER EXCLUSIVE AGENCY CONTRACT

Chris can serve as your exclusive Seller's Agent as opposed to a transaction facilitator agent. This means he works completely for you as a fiduciary, rather than as a go between for you and the buyer. Many brokers will not offer this agency but Chris does. Chris will market and sell your home, but it is your right exclusively, to set the asking price and terms, to accept, reject, or counter-propose any offer tendered.

Under this exclusive right to sell agreement, Premiere Plus Realty has the right to earn a fee for professional services if the property is sold by anyone, including any of the many other agents in the area. This paves the way for co-brokerage.

You as seller authorize Chris to cooperate with agents from other firms to help sell the property. These cooperating agents, allow you as seller to obtain vast exposure for your home, since all agents in the area are authorized to show and procure a buyer for your home, and they will share in the commission that you pay to Premiere Plus Realty.

Under this program, Chris will do a host of important jobs on your behalf.

  • Determine a asking price, by researching the sale prices of similar homes in your area, to show you what you should expect to get  for your home. Chris will provide to you his PHPP (Personal Home Price Package).
  • Assist you in staging your home so it may be shown to buyers in its very best light. Offering suggestions about how to best show the property and what improvements ought to be made.
  • Inform you about laws and regulations such as providing home owners association documents, or the sellers disclosure documents describing pre existing conditions of the home.
  • Provide stategic marketing functions such as utilizing the multiple listing service and the Internet, advertising, and holding open houses.
  • Will present all offers to you in writting and serve as your advocate during contract offer negotiations, and counseling you about the qualifications of potential buyers, and how to respond to these offers.
  • Assist in coordinating deadlines and closing dates, making sure all documents are signed, sealed and delivered on time.
  • Assist to finalize the sale between buyer and seller in the form of a written purchase and sale agreement. This agreement once signed is a binding contract to which the seller and buyer are obligated.

Under the co-brokerage arrangement in this program, every one of the thousands of real estate agents in the area are eligible to try to find a buyer for your home. Any agent can work with buyers to determine how much they can afford to spend, use the MLS computer to search out properties available on the market within their price range, and take them to see your home.
