ABOUT COMMISSION
When Chris began as a Realtor in 1976, a fuzzy standard of 6% was widely used by agents. This could vary. On one difficult to sell property Chris had, the commission was 10%. Today commissions vary from 4% to 10% depending on several factors, and usually are around 6% -no different than in 1976. Although beginning in 2006, when the demand for homes fell dramatically (and when some firms did not wish to take too many listings) many sellers are asking to pay 7% in the hope of giving them a selling edge in a buyers market. But as the federal law requires, real estate brokerage commissions are not fixed, but are negotiable on a case by case basis.
Chris says it does not hurt to shop around for commission rates. But shopping around for a good Seller's Agent is also an important thing. Which would you really prefer as a seller? Pay a 5% commission to some agent who takes 15 months to sell your home, or 6% commission to some agent who sells your home in 6 months. Which would be best for you financially?
Chris can offer some different levels of listing service with lower commissions. Chris can also discount commissions to persons who both buy and sell through him. Or if your are selling here in Sothwest Florida and buying in some other area, if you would permit Chris to arrange a buying agent for you at your new location. Or to persons who can refer business to him.
When you settle on a commission with Chris, please remember that there will likely be two agents involved in the sale of your home. Part of the commission will go to Chris as the listing agent, and part will go to the agent representing the buyer.
