Trying to sell your home yourself. Chris recommends you do not remove your wife’s tonsils yourself, you do not defend yourself in a law suit, you do not rebuild the car transmission yourself, and you do not sell your home yourself.
Pricing too high or pricing too low. Many sellers feel that if they list high to test the market, they can accept any lower offer. This is a possible mistake, because you may miss buyers who are not looking in this higher price range, and cannot possibly make you an offer. Also many buyers are not willing to investigate any homes priced above their limit, feeling it is a waste of their very valuable time. Pricing to low happens plenty of times, and you are just leaving money on the table.
Not fixing up some things in your home. Doing certain repairs, cleaning, redecorating, and staging, is well worth the money. Your home must compete with other homes in the market place. An automobile dealer would never consider placing a used car on the lot without spiffing it up. Buyers may refuse to go into your home if the outside look bad. Buyers may quickly leave your home if the inside looks bad. They are expecting a home to be in move-in condition.
Insisting on taking buyers around the home. When the homeowner takes buyers on a guided tour, buyers may feel like they are being pressured. Buyers need to freely discuss the home among themselves and their agent.
Turning down an offer to hastily. Your goal is to sell your home. Talk all offers over very seriously among yourselves and with Chris. If you do not like the offer, don’t just say no. Try approaching a negotiation with the buyer, keeping a positive attitude. Do not forget that the buyer is ready to buy your home.
