Use a REAL ESTATE AGENT. When buyers use a developers sales agent to represent them, it is like using the owner of a resale home to advise you on buying their home. Sorry, but a buyer should be 'represented' by an agent who is a fiduciary representative to them. Developers require that your agent accompany you the first time you visit a sales center.
Select a GOOD DEVELOPER. Obtain some references for the developers and investigate their projects.
KNOW the FACTS. Obtain references for developers and investigate their work. The model homes are usually upgraded with many extras. Do not confuse base price with the higher price for the models. Craftsmanship comes in several grades from poor to excellent. Do not pay for excellent and receive poor for example. Do not be suprised by Property Taxes that developers have underestimated. Research what taxes are likely to be. The same goes for Association Fees. What will surrounding areas be like. Check with planning departments. This illustrates some of the issues surrounding 'know the facts'.
KNOW your NEW NEIGHBORS. Find out about investor purchased homes in the area of the development. Some developers try to restrict purchase of homes by speculators who intend to resell at completion. Or who intend to make a rental out of the home. Inquire about percentages of owner occupied for the development.
KEEP TRACK of YOUR NEW HOME. Check and review the activities and work during the construction process. Be sure to receive copies of blueprints, floor plans and surveys. Review builders warranties on structure, and physical plant.
